How to actually choose the right LVP
Three numbers tell you almost everything about an LVP product: wear layer, core construction, and total thickness. We'll walk through what each one means for your household during your free estimate.
- Wear layer 12-20 mil, residential, light traffic, rentals and bedrooms
- Wear layer 22 mil, whole-home residential, our most common recommendation
- Wear layer 28-30 mil, heavy residential and light commercial, best for large dogs
- SPC core (stone polymer composite), rigid and won't telegraph subfloor imperfections
- WPC core (wood polymer composite), softer and warmer underfoot
- Total thickness 5mm to 8mm, thicker plank is quieter and more forgiving over an imperfect subfloor

Click-lock LVP floats over the subfloor, installs quickly, and can be replaced one plank at a time. Glue-down feels more solid underfoot, runs quieter, and is usually the better call for large open-concept spaces. We'll recommend the right method for your subfloor and layout, and we install both. Installation built around your actual subfloor
The gap between a great LVP install and a mediocre one is almost entirely in the subfloor prep. We level every dip, fill every low spot, and use the underlayment the manufacturer actually calls for, which matters more here than in drier climates given how much older Puget Sound housing stock has settled over the decades. Every job includes baseboard removal and reinstall and full disposal of your old flooring. Yes, LVP is one of the best options for below-grade and moisture-prone rooms. It's waterproof, handles concrete subfloors without acclimation issues, and feels far warmer underfoot than tile, which matters through our damp winters.
The wear layer resists scratches well, but it isn't indestructible. Dog claws and furniture dragged across cheaper LVP can leave marks, so we recommend a 20-mil or thicker wear layer for households with larger dogs.
