Choosing Waterproof Flooring for Basements & Walkout Rooms
Basements and walkout-level rooms fail floors more often than any other space in the house. Not from a dramatic flood, usually, but from the slab itself: a concrete floor sitting on or below grade that wicks moisture up from the ground year round, especially through a wet Pacific Northwest winter. Pick the wrong floor for that condition and you find out months later, when it cups, swells, or starts to smell.

Why Basements Are a Different Problem Than the Rest of the House
A slab on or below grade is in constant contact with soil, and soil holds groundwater. Even a basement that looks bone dry can be pushing vapor up through the concrete slowly enough that you would never see it as a puddle. A walkout level adds a second risk: a door or window well at grade that can let bulk water in during a heavy Northwest rain event, not just vapor from below. Both conditions call for a product rated for constant moisture exposure, not just spills.
Why LVP Is Our Default Recommendation Below Grade
Luxury vinyl plank has a fully waterproof core, so it does not swell, cup, or delaminate from the sustained vapor a basement slab produces. It also handles temperature swings better than wood-based products, which matters in a room that runs cooler than the rest of the house. Add a real hardwood or stone look and most homeowners get the finished basement they pictured without the moisture risk of the products that gave basements a bad reputation. What We Test Before We Recommend Anything
A slab moisture test comes first, always. We measure how much vapor is actually coming through the concrete, because that reading determines whether a standard underlayment is enough or whether a vapor barrier or moisture-mitigating underlayment needs to go down first. Skipping this step is the single most common reason a basement floor fails within a year or two. We also check the slab for flatness, since an uneven basement floor telegraphs through click-lock LVP the same way it would upstairs.
Walkout Rooms Need One More Check
If your lower level has a walkout door or a window well, we look at drainage and grading outside that opening in addition to the slab itself. A floor rated for vapor is not rated for standing bulk water from a window well that backs up in a storm. When that risk exists, we talk through it honestly at the estimate, because the fix might be outside the flooring scope entirely, and we would rather tell you that up front than install a floor that fails for a reason the flooring itself never caused.
What We Steer People Away From
Carpet without a slab moisture test is what we tear out of basements more than anything else, usually smelling like a wet tent by the time it is replaced. Laminate is a similar risk, since a wood-based core will eventually swell once moisture finds a seam, even a water-resistant one. Tile can work below grade and handles bulk water well, but it is colder underfoot in a room that is already cooler than the rest of the house, and it is less forgiving of any slab movement. For most finished basements and walkout levels, LVP over a properly tested and prepped slab is the combination we recommend most.

Is LVP actually safe for a basement floor?
Quick answer: Yes, when the slab is moisture tested first. LVP's waterproof core handles the vapor a below-grade slab produces, but the test tells us whether extra underlayment or a vapor barrier is needed before installation.
Can I put LVP over a basement floor that has had water in it before?
Quick answer: Sometimes, once the source of the past water is identified and addressed. A slab moisture test and a look at the room's history come first at the free estimate, before we recommend any product.
Is a walkout basement riskier than a fully below-grade one?
Quick answer: It can be, because a walkout door or window well introduces a bulk-water risk from outside grading and drainage, on top of the vapor risk every slab has. We check both.
Does carpet ever make sense in a basement?
Quick answer: Only over a slab that tests dry and stays that way. It is the material we tear out most often from basements, usually installed without a moisture test first.
Do I need to move out while a basement floor is installed?
