We install hardwood in the north end of Seattle only, the neighborhoods that sit within about 30 miles of our Mukilteo showroom: Northgate, Lake City, Greenwood, Ballard, Wedgwood, and View Ridge. If your address is in West Seattle or the Rainier Valley, we would rather tell you now than waste your afternoon. Within our range, hardwood installation runs into a real pattern of older homes. Ballard and Greenwood are full of early-1900s Craftsman bungalows, many with original fir or oak still under the surface. Wedgwood and View Ridge were largely built out in the 1940s and 1950s during developer Albert Balch's postwar developments, and oak strip flooring hiding under old carpet is common there too. Before we quote new hardwood in one of these homes, we will pull back a corner and see what you already have, because refinishing a sound original floor usually keeps more character and resale value than replacing it.

Northgate and Lake City mix older homes with newer infill and multifamily construction. In those newer buildings, basements and lower levels usually call for waterproof flooring rather than hardwood, and we will tell you honestly when that is the better fit for a room.

What Determines Your Quote

  • Square footage and layout. A Craftsman's built-ins and hallways price differently than an open newer floor plan.
  • Material choice. Species and plank width, including matching an existing original floor.
  • Subfloor condition. Pre-war plank subfloors that have settled or drifted out of level get identified at the measure.
  • Tear-out and haul-away. Removing old carpet or flooring is included in your written quote.

Our Process

We measure your north Seattle home for free, check the subfloor for level, and hand you one exact written quote. Your hardwood acclimates on site ahead of installation, then our GAIA-certified crew levels or repairs the subfloor, common in pre-war plank construction, and installs your new floor. We finish with a walkthrough so you can inspect the finished job in person.

Do you install hardwood everywhere in Seattle?

Is the original fir in my Ballard bungalow worth refinishing instead of replacing?

Quick answer: usually, yes. Old-growth fir and oak in these bungalows can typically be sanded and refinished, and refinishing preserves more character than new installation. We check it during your free estimate.

Can I install hardwood in my Northgate basement?

Quick answer: usually not recommended. Lower levels in newer construction often test damp, and waterproof LVP is generally the safer, better-performing choice for those rooms.

Will an out-of-level subfloor in my Wedgwood home cause problems?

Quick answer: not once we correct it. Pre-war plank subfloors that have settled get leveled and repaired before installation, and that work is spelled out in your written quote up front.
